Challenge:

Coastal Fertility had outgrown its space, and required a contemporary, high-image facility to reflect its corporate image and compete more successfully for patients. It was critical to secure a new facility close to Coastal Fertility’s existing location, which was extremely challenging due to lack of supply of medical office space within their size range. After searching for spaces alone, the process quickly became very time-consuming, confusing and costly. Coastal Fertility realized it needed expert professional advice to outsource the entire project to guarantee the best results, which was clearly out of the principals’ area of expertise and a major distraction from their business.

Solution:

After explicitly analyzing Coastal Fertility’s business model and developing a real estate strategy for leasing a new facility, we conducted market surveys to identify any suitable options. We also canvassed Coastal Fertility’s target area for off-market opportunities that could accommodate its needs. After exhaustive research, an “off-market” development site entitled for medical office buildings was uncovered. We immediately negotiated with the owner to develop a state-of-the-art medical office facility at fair market rental terms, with complete turn-key tenant improvements, to provide a beautiful, move-in-ready facility.
